Fire detection

How do I know if my building needs a fire detection system?

Most commercial and industrial buildings in South Africa are required to have fire detection appropriate to occupancy and risk under SANS 10400-T (Building Regulations, Part T) and the Occupational Health and Safety Act. The exact requirement depends on the building classification and your insurer’s brief. C4 can confirm what’s required during a free site assessment and produce a SANS 10139-compliant design if a system is needed.

What is the difference between addressable and conventional fire alarms?

Conventional alarms tell you a zone is in alarm; addressable alarms tell you exactly which device, in which room, at which moment. For anything bigger than a small office, addressable detection saves time at the moment of an incident and during routine maintenance. C4 specifies and installs both, but most modern commercial installs are addressable.

What is aspirating smoke detection (VESDA) and when is it the right choice?

Aspirating systems pull air through sampling pipes and analyse it continuously, detecting the smallest particles of smoke long before a conventional detector would react. They’re standard in data centres, cold storage, cleanrooms and high-ceiling warehouses where fast detection matters most. C4 designs aspirating systems to SANS 728-8.

Gas suppression

What is a gas suppression system and where is it used?

A gas suppression system extinguishes fires by displacing oxygen or interrupting combustion chemistry, without water. Because gases leave no residue, they’re standard in server rooms, electrical switchgear rooms, document archives, museum storage, and pharmaceutical cleanrooms. Which gas suppression agent is right for my space?

The right agent depends on what’s inside the room and whether the space is occupied. FM-200 and Novec 1230 suit server rooms because they discharge quickly with a small footprint. Inergen is preferred for occupied archives because it stays breathable. CO2 is restricted to unoccupied industrial enclosures because it displaces the oxygen humans need. C4 assesses each space against SANS 14520 and recommends the agent and concentration.

Fire extinguishers

How often must my fire extinguisher be serviced in South Africa?

Annually, by SANS 1475-1, plus a hydrostatic re-test every 5-9 years depending on type. Service stickers must show the next service date; insurers and fire marshals check these. What does the colour band on my extinguisher mean?

In South Africa the body is red, with a coloured label or band indicating the agent: cream for water, blue for dry powder, black for CO2, white for foam, yellow for wet chemical (kitchen). Always match agent to fire class; using powder on a kitchen oil fire, for example, makes the fire worse. See our full guide to extinguisher types.

What compliance certificates do I need on file?

Most insurers and fire marshals expect: a SANS 10139 fire detection compliance certificate, SANS 1475 fire extinguisher service stickers and certificates, SANS 14520 gas suppression certificates (where installed), and a hose reel and hydrant test report. C4 issues all of these as part of routine servicing and keeps a digital file you can hand to your insurer or auditor.

What is a fire compliance audit and how often should I do one?

A fire compliance audit is a structured walkthrough of your facility against the SANS standards relevant to your building type, signed off by an accredited practitioner. Most insurers expect an annual audit, more often if you’ve made structural or process changes. C4 carries out compliance audits for commercial and industrial properties across the Western Cape and provides a punch list of any gaps with recommended fixes.

24/7 monitoring

What does 24/7 fire panel monitoring cost and how does it work?

C4 monitors fire panels 24 hours a day, 7 days a week, from R495 per month after a R1,100 setup. Your panel sends real-time alerts to our monitoring centre; we verify and dispatch the right response: fire services, key holders, on-site security. The service is compatible with Ziton, Technoswitch, Edwards and Zyteq panels.

What happens if my fire panel triggers in the middle of the night?

Our monitoring team verifies the alarm against the building’s status (cause-and-effect logic, recent events, sensor pattern), and within minutes triggers the agreed response: fire services, the named key holder, our own emergency callout team, or all three. You don’t have to be awake; the system and the people behind it act on your behalf.

Which areas does C4 service?
