SANS 10400-T

Fire Protection for Buildings

SANS 10400-T is the cornerstone of fire protection regulation in South Africa, forming part of the National Building Regulations. It governs fire detection, alarm systems, suppression installations, emergency routes, and means of escape for all building types — from commercial offices and warehouses to industrial facilities and public buildings. The standard specifies minimum requirements for fire resistance ratings, compartmentalisation, and the provision of firefighting equipment. Every C4 installation begins with a full SANS 10400-T compliance assessment to identify gaps and engineer solutions that meet or exceed these requirements.

SANS 10139

Fire Detection System Design

SANS 10139 is the definitive standard for fire detection and alarm system design in South Africa. It covers everything from detector placement and spacing calculations to control panel specifications, wiring standards, and commissioning procedures. The standard defines different categories of detection coverage (L1 through L5 for life protection, P1/P2 for property protection) and specifies testing and maintenance intervals. C4 designs every fire detection system strictly to SANS 10139, ensuring that detector types, zones, and panel configurations are optimised for the specific environment — whether it is a warehouse, office block, or data centre.

SANS 728-8

Aspirated Smoke Detectors

SANS 728-8 sets the standards for aspirating smoke detection (ASD) systems, including multi-point sampling networks used in high-sensitivity environments. It covers pipe network design, airflow calculations, detector sensitivity levels, and maintenance requirements specific to ASD technology. These systems are critical in environments where conventional point detectors fail or respond too slowly — such as cold storage facilities operating below freezing, cleanrooms with high airflow, data centres with sub-floor cable runs, and heritage buildings where visible detectors are not acceptable. SANS 246

Electronic Rooms

The standard covers environmental monitoring, gas suppression system requirements (including clean agents like Novec 1230 and FM-200), room integrity specifications for gas retention, sub-floor detection requirements, and integration with building management systems. Given the critical nature and high replacement cost of electronic infrastructure, SANS 246 demands a higher level of protection than standard commercial spaces. C4 specialises in these installations, including room integrity testing (door fan tests) to ensure suppression gas is retained long enough to extinguish a fire.

SANS 10105
